The first quarter of 2019 showed annual decline in house prices that was more pronounced in communities such as Arabian Ranches, Emirates Living (Emirates Hills, The Springs, The Meadows, The Lakes, The Greens) and Dubai Silicon Oasis. House prices declined by more than 16% on average in these communities, according to Cavendish Maxwell in its report.

Price declines could be attributed to the fact that many older villa communities are showing signs of fatigue and are in need of refurbishment. This has sparked higher demand for newer properties.

New supply will put further pressure on prices.
