The softening of property prices in Dubai has raised much concern among real estate investors. Although 2018 saw fewer launches of fresh projects, the market was flooded with over supply of housing units. This in fact made houses more affordable for local residents to upgrade their apartments to independent housing such as villas and townhouses. In spite of the affordability, sales volume did not create a stir in the market.

However, there is some good news. According to average sale price data (Nov 2018) by Property Monitor, the following communities have maintained a stable pricing month on month while all other major localities are in the red. This certainly indicates a shift in the market where investors are looking for quick returns at the onset of Expo 2020 and buying properties closer to the venue.

Dubai South (Dubai World Central)

Dubai World Central, the 145 square kilometre purpose-built city that includes Al Maktoum International Airport has been renamed as Dubai South. Launched in 2006, it is also the site of the World Expo 2020 and the biennial Dubai Airshow.

The Residential District in Dubai South is a master planned city that aims to create a city based on the happiness and wellbeing of people. Re-imaging urban spaces, the master-planned communities, in the Residential District, will be distinguished by their world-class design, superior build quality, and a wide range of lifestyle amenities, with all aspects of life from work and play to fitness and education available within a 10-minute walking radius. It is seamlessly connected to key landmarks in the city through arterial roads, and the metro.

Four housing projects consisting of apartments and townhouses form the pillars of The Residential District - The Pulse, Parklane, The Villages and Sakany.
