Falling prices are of a great concern for those who have an outlay on any investment. However, a speculative investor views an opportunity when none seems to exist.

Dubai property market is on a decline for quite a number of years now. It is not the dearth of demand that is causing this. Oversupply due to a large number of development projects is a major factor driving this decline.

Due to a continued gap between supply and demand, Dubai residential property prices will fall another 5-10 per cent this year before steadying in 2020 as per Standard & Poor Global Ratings.

S&P said the residential property market was unlikely to see a meaningful recovery in 2021. Prices have fallen 25 per cent to 33 per cent in nominal terms since 2014, the report said.

Emaar Properties, Dubai's largest listed developer, received a BBB rating from S&P- with a stable outlook. Damac Real Estate Development Ltd had to settle down for a notch downgrade to BB- rating.

Real estate consultancy firm Cavendish Maxwell has said that property prices registered 12-month decline of 6.9 per cent on average.
